What Does Commercial Construction Cost Per Square Foot Here?

How building type, finish level and site conditions drive the number, and why a single figure is usually misleading.

Kennel Marketplace, Central Valley, CA

Article

Cost per square foot is the first question almost every owner asks, and the least reliable number in construction. It is an output of a project, not an input. Two buildings of identical size on the same street can differ by a factor of three.

What drives the number

  • Building type. A warehouse shell, an office, a restaurant and a medical suite are entirely different cost structures. Kitchens and clinical spaces are dense with equipment and systems.
  • Site conditions. Soil, grading, storm water retention, utility distance, demolition and offsite improvements can consume a large share of the budget before the building starts.
  • Structure and span. Clear height, column spacing and seismic requirements change the structural cost significantly.
  • Systems. Mechanical, electrical and plumbing frequently make up a large portion of a commercial project. Process loads, refrigeration and specialized ventilation push that share higher.
  • Finish level. The same floor plan in builder-standard finishes versus a designed public-facing interior is a different budget.
  • Market conditions. Material pricing and subcontractor availability move, sometimes quickly.

If someone gives you a firm cost per square foot before seeing the site, treat it as a conversation starter, not a budget.

What owners forget to budget

Construction cost is not project cost. Design fees, permit and impact fees, utility connection charges, testing and inspection, furniture and equipment, signage, low voltage and data, landscaping and a genuine contingency all sit outside the contractor's number. A contingency that is not a real line item is a contingency that does not exist.

A better way to get to a number

Describe the use, the approximate size, the site and the finish expectations. A contractor who builds that type locally can produce a conceptual range quickly, then tighten it as the design develops. That sequence, range first and precision later, is how budgets survive design.

We will give you a range on your specific project and show you which assumptions carry the most risk. Call us with the site and the use and we can start there.
